Notice of Public Hearing

Notice is hereby given that the Sonoma Local Agency Formation Commission will conduct a public hearing at which time all interested persons may be heard on the following item:

File No. 16-11: Cloverdale Reorganization No. 2016-01 (Nu Forest) Involving  annexation to the City of Cloverdale and Detachment from County Service  Area No. 41 (Multi-Services) 

The application was initiated by resolution of the City Council of the City of Cloverdale. The affected territory, consisting of seven parcels totaling approximately 42.5 acres, is generally located south of Crocker Road, east of U.S. Highway 101 and Asti Road, north of the City of Cloverdale wastewater treatment plant and corporation yard, and west of the Russian River (APNs116-260-004, -030, -033, -045, -046, -050, and -055). The reason for the proposal is to allow development for uses and at densities permitted by the City of Cloverdale’s General Plan and access to City services. Environmental Determination: Mitigated Negative Declaration

At the hearing, the Sonoma Local Agency Formation Commission will hear any relevant oral or written testimony and evidence presented or filed concerning the proposal. The Commission will consider the report of the Executive Officer, the plan for providing services, and the Mitigated Negative Declaration, and may approve, amend, or deny the proposal. Should the Commission approve the proposal and, unless written opposition to the proposal is received from landowners within the affected territory before the conclusion of the Commission proceedings on the proposal, the Commission intends to waive protest proceedings. There is potential for extension or continuation of any previously authorized charge, fee, assessment, or tax, by the City of Cloverdale.

This Notice is being sent to all owners of property within the affected territory and within 300 feet of the outside boundary of the territory, based on the most recent Sonoma County assessment roll.

Copies of all documents relating to the proposal may be reviewed at the Sonoma Local Agency Formation Commission office. If you cannot attend the public hearing described in this notice, you may submit written comments on the proposal prior to the hearing. All Interested persons are hereby invited to be present and heard on the matter described in this notice.

If you challenge the actions of the Sonoma Local Agency Formation Commission on the environmental determinations and the proposal in court, you may be limited to raising only those issues raised at the public hearing described in this notice, or in written correspondence delivered to the Sonoma Local Agency Formation Commission at, or prior to, the hearing.
